So, the news is that Sikanderpur Chowk will be closed for the Delhi Metro work in Gurgaon. The metro station will be located just after the Sikanderpur mor. And what about the traffic. HT Gurgaon says that HUDA is planning to divert the traffic through Garden Estate, which I personally feel is impossible. The Faridabad – Sector 42 road is open now and the best thing that can be done is that the road from Mehrauli Road which will connect to the Faridabad road should be constructed and the traffic should be diverted towards Sector 42 and Golf Course. If the traffic will go from Garden Estate, the traffic will choak badly and it will take hours to control the traffic.

GDA has approved a metro cess of Rs. 340 per Square meter on all new constructions. This fund will be used for Metro Rail Project development in Ghaziabad. The board has approved the Metro routes from Anand Vihar to Vaishali, Vaishali to Indirapuram and NH-24 to Mehrauli for the integrated and Hi-Tech cities and from Shahdara to the new bus terminal.
Same type of Metro Cess is also in proposal for Gurgaon. Lets wait for Metro in complete NCR and see the fun in it then.

So now the signboards of Delhi metro can be seen on the roads of Gurgaon. With Delhi metro entering Gurgaon, the property prices has now started going up. Commercial Properties by Rs. 100 psf increased with the metro effect. As soon as reach the Metropolitan Mall on the Gurgaon - Mehrauli road, you see the Metro workers working along with the sides of the mall. So… its time to celebrate.

I have been getting the news that after the Rajiv Chowk flyover is completed, the next flyover that would start will be the Honda Chowk flyover.
I have been visiting IMT Manesar frequently, but the traffic I see over there is getting worst day by day. I have to visit IMT Manesar 7 times a week but there’s no single day when I haven’t struck at the Honda Chowk. How the flyover will be planned god know and the worst part is from where is the NHAI will divert the heavy traffic.

No matter how tasty are the chole kulche of Nai Sarak in Old Delhi, but the best thing I had today are the chole kulche at IMT Manesar. There’s no good restaurant in that area, except the Mc Donalds on the national highway. I had 2 plates of it and it was yammy… maybe coz I was too hungry at that time.

From my past experience in the Real Estate Business in Gurgaon, the most important thing that one needs to run the business successfully is PATIENCE. I have come across investors and agents in the market who are ready to buy a property, some are bullish about it and for some of them, it doesn’t matter at all (maybe because it is their negotiation skill). But an agent has to be keep calm in handling the stuff in both the situations. I had a real problem in that as I confused it with an IT company where you need to have well defined targets and have to manage them in time, but I don’t think that it is possible with the Real Estate Consultancy.

Some times your investors can be the most awful thing is your life. I have came across a case in which one of my investor is complaning that I have given him a loss of Rs. 17 Lakhs by selling his property in 23 Lakhs which one year back which is now of worth 40 lakhs.
When the market is down then everybody is ready to sell the property and when the market grows then the investors have to blame the agent for this price rise!! what the hell !!

Yesterday I have came across a project in Gurgaon which has Villas ranging from price range of Rs. 6.85 Crores to 9.5 Crores. This is Strange!!!
These prices are even more than the real estate prices in the Europe. now an AAM AADMI cannot buy a house in Gurgaon and after sometime, Gurgaon will only be a place for Higher End gentry very soon!!!

Today some political agencies called up the “Delhi Band”, It was actually the full stop in Delhi daily activities. Not only the shops were closed, masses were on road totally blocking the roads, damaging the public property. At Silampur, an area in Delhi, had lathicharge of police, police opened the fire out there. Two get injured too. And wonderful thing is that in an interview one politician on TV was calling this band activity as totally successful. According to them they were peacefully protesting at Vikas Marg, and coincidentally major riot took place very near to that place. I am asking a question, complete delhi was in protest why this bad event happened in that particular area only.
I ask, Is this the right way to protest against something.
Is violence can make the things right.

I am into this business since last year. The boom was at its peak at that time and I think the growth in the real estate prices in Gurgaon actually was the highest on the Globe. Was it due to political reasons? Was it due to immigration of Multinationals? What was it? The flat which I sold to my client at Rs. 2200/- per is now at 4500/- just after 8 months. What’s the actual reason behind it and why the prices have stabilized now? Do you know the answer?
