HSBC Bank in JMD Regent square Gurgaon: Fastest Service

Ha ha …. So this was a wooing experience for me. The HSBC Bank in the JMD Reagent Square on the Mehrauli - Gurgaon Road has the fastest service I have ever seen. This may be because of the lack of customers. I had received a self Cheque from a client for a real estate deal. There were actually 3 – 4 customers in the Bank, who were waiting for the bank personnel to attend them. The cash counter, bank manager, personal manager, relationship manager were free doing nothing. I counted the seconds in the watch and I got the payment in 55 seconds after I entered the bank premises. Strange !!

And just go to the ICICI Bank and HDFC Bank sector 14 branches or the ICICI Bank DLF Qutub Plaza Branch in Gurgaon, I swear, you can never get the payments before 20 min.

Negotiation skills in real estate deals

Boss, you need to have real negotiation skills when you have to get the real estate deal done between a Punjabi and a Baniya . I’m a Baniya too but I now realized that how difficult it is to convince the baniya to sell the property. Me and Netaji got a deal done between these 2 parties sometime back. The property is at IMT Manesar in Gurgaon.

The seller is thinking that he is doing a favor on the buyer by giving the property and actually the position is the same with the buyer also. At the time of agreement, both had their own point of view and believe me, it took around 5 hours of hardcore negation to get the deal done. Thank God!!!

Reliance headhunting Maruti employees for Retailing Auto Spare Parts

There’s news that Reliance Retail has already head hunted some employees of Maruti Udyog limited in Gurgaon is really shocking. Reliance Retail, the expected organized retail chain giant is planning to get into the auto spare parts industry, has already employed Arun De who was the Deputy GM at Maruti’s used car business, True Value.

The company (Reliance Retail) may also get into the vehicle sales too. The spares and accessories market in India, worth Rs 7,000 crore, is essentially driven by small roadside stores.

With the proposed retail venture aims to cover 1,500 cities and towns, with 1,500 supermarkets and 1,000 hypermarkets, I personally feel that this is going to make a sharp turn in the accessories market as well and a bad time for the auto part retailers. Well, nothing’s gonna happen to the authorized showrooms. What can be the reliance’s next step in retail??? Would it be selling bricks, cement, steel for construction and selling chaat pakora or ice creams at every corner of the city??? Who knows ??? :p

I had big plans when I passed out my Engineering, but I never got a chance in any of the companies who are pioneers in making Machines, I and many of my colleagues who were genius of mechanical Engineering waited for companies like Kirloskar, Mahindra, TATA and many others for campus selection, but they never came for an interview ….

I did my MBA in Family Managed Business from SPJIMR, Mumbai, I got a chance to work with my dad in expanding our business, but that didn’t last for long…

I researched on making high quality poultry feed from crushed animal bones for poultry market in Rajasthan and Madhya Pradesh, got a success in that but that also failed because of my personal problems….

Then I studies hard for Pork and Beef Meat Processing in India. I had been to many agricultural universities for it. But that also failed because of many technical as well as financial discrepancies in the project and the Indian animal husbandry market….

Now I have an opportunity to use all of these skills…..

So, I hope for the best in the near future and I wish that my subordinates would help me in achieving in what I always wanted.

SEZ : Special Economic Zones in Gurgaon

Its good to hear that Haryana’s CM, Mr. Hooda is keen to get more and more Business Tycoons to the state. Therefore there are 21 SE Zones that are being proposed into the Haryana State out of which around 16 are passed. I don’t have the exact location of these zones but Reliance and DLF SEZ’s and some more are very near to Gurgaon.

Well, its great from the business and econiomic progress point of view. But, I personally feel that the policies mentioned in the SEZ Act would face amendments very soon.

Residential Real Estate in Panga Nowadays….

So, now is the time when the Residential real estate prices are stagnant in Gurgaon. I’m talking about plots not the high rise apartments. I personally feel that is best time for actual user to buy a property for himself. Inverstors are not putting in their money for a very good reason. The registries of the 60 sq yd plots has been closed by HUDA (Haryana Urban Development Authority) and god know how these decesion will help the government in increasing their revenues. There is a lot that need to be done in the Real Estate Sector in Gurgaon, lot of companies need to be invited to set up their bases over here and I don’t think this has happend from the last 3 years…. Hope for the best for future…

So, the real estate thing continues…

We had some good deals in the past months and still better deals in pipeline. We had many bad experiences in the near past. Sometimes the sellers backed out and sometimes the buyers. Its a sellers market in Gurgaon nowadays, property going up and up and nobody knows that where it will end. Well, good for us as we get more bulls in the market who are ready to invest millions and millions of rupees in thier pocket. But the irony of the business is that when if comes to negotiation, then the buyers and sellers having millions in their pockets breaks the deals just for Rs. 5000/-. How Foolish…
